If you are a Detroit real estate investor I can provide a BALLPARK estimate of what it will cost to get your prospective property "rent ready" or ready for resale. I use my experience, National Estimator software and various websites to generate my repair estimates.
How Much Are Your Inspections?
My 2010 Rates for single-family homes are as follows:
Up to 1,300 Sq Ft = $ 280.00
1301 Sq Ft - 1500 = $ 290.00
1501 Sq Ft - 2000 = $ 300.00
2001 Sq Ft - 3000 = $ 310.00
3001 Sq Ft - 4000 = $ 340.00
4001 Sq Ft - 5000 = $ 350.00
5001 Sq Ft - 6000 = $ 360.00
Multiple unit buildings are slightly more. Condos are less if you do NOT want the exterior inspected. Most condo associations take care of the exteriors of the buildings. Call for rates on apartment buildings. If you call me again for additional inspections, or order multiple inspections, I will give you a discount.
WHAT WILL BE INSPECTED?
200-400 different items on a property including:
Attic
Basement
Chimney
Doors
Driveway
Electric Service
Fireplace
Foundation
Furnace
Garage
Hot Water Tank
Insulation
Plumbing
Porch
Roof
Windows…and more!
Cost To Cure Worksheet
One of my investor customers once gave me a formated Excel Spreadsheet and asked me to use it for my inspection reports.
The sheet is broken up into categories and totals the cost of the rehab at the bottom as the individual numbers are put in.
Use this handy Excel Spreadsheet to help plan and budget your next rehab project. It is a great tool for any renovation project.
